WHEN IS MY RENT DUE?

Rent is due on the 1st day of every month. Late fees start on the 2nd of the month.

HOW DO I PAY MY RENT?

You can pay your rent easily online through your tenant portal! You can also set up your rent payment to be paid automatically every month so that you are never late! Other ways to pay your rent are: Check, Cashier’s Check, or at any 7-Eleven (with proper payment slip provided by us). If you are mailing a check, please be sure to give enough travel time to ensure that your check arrives prior to or on the due date. Our office records payments on the day they are received, NOT by the postmark date. If the 1st of the month arrives on a Sunday or Holiday, please make sure you plan accordingly to avoid late fees and have your payment arrive prior to that date.

WHAT IF I WANT TO HAVE A PET?

Some of our properties allow pets, some do not. If you have approval to have a pet, you will need to sign a separate PET AGREEMENT. This agreement will outline your responsibilities as a pet owner and also the fees associated with having a pet in one of our rentals. There will be a nonrefundable pet agreement fee and a monthly pet fee charged for as long as the pet resides with you.

Dog breeds that are not accepted are: Pit Bull, Doberman Pincher, Rottweiler

CAN I MOVE OUT EARLY FROM MY LEASE?

Your lease is a legal binding contract. Contact your Property Manager before giving your ‘Notice to Vacate’ to understand what all of your responsibilities are for breaking the lease. If you choose to break the lease, you are responsible for a re-let fee (penalty fee), your security deposit is forfeited, and you will be financially responsible to pay the monthly rent for the property for the duration of your lease agreement. If you turn over possession and we are able to re-rent the property, rent will stop being charged as soon as we are able to place the new tenant. Please keep in mind that along with still being financially responsible to pay rent, you are also still be responsible for utilities and the exterior maintenance of the property.

WHAT HAPPENS IF SOMETHING IN THE HOUSE BREAKS OR STOPS WORKING PROPERLY?

Any damage to any part of the property must be reported immediately. This includes damage inside and outside the home, appliances, water heater, AC unit, furnace, garage door opener, holes in walls, etc. Please call the 24/7 maintenance hotline (will be provided at lease signing) to report any maintenance issues or log on to your tenant portal and submit an online report.

CAN I PAINT THE WALLS A DIFFERENT COLOR?

Painting is NOT permitted in the property and is stated in lease agreement.

CAN PROPERTY MANAGEMENT SERVICES OR REPRESENTATIVES ENTER THE HOME WHEN I AM NOT THERE?

Yes, however we make every reasonable attempt to schedule an appointment with you if we need to enter the property. The reasons that entry might happen when you are not there is if there is a suspected emergency. A hang tag will be left on your door whenever this happens so that you are aware that someone has been or is in your home.
