Tenant FAQs

What do I need to do to apply for a unit?

  1. Fill out an application for every adult 18 or older that will live in the property. You can download an application here, apply online or apply at our office in Goshen.
  2. Along with your fully completed application, please submit $35 application fee for each applicant. Application fee will be used to process your application and is non-refundable.
  3. Documents needed for each applicant are last 2 pay stubs, valid driver’s license or picture ID and a Social Security Card. If you are Self-employed we need a copy of your last year’s tax return. If you get Public Assistance or Social Security, written verification is required.
  4. As a general rule, your income must be at least 3 times the amount of rent charged to be considered to be approved for the property you are interested in renting.
  5. If any applicant has an outstanding balance with a utility company or previous landlord, we kindly ask that the balance be settled before we approve you and place you in one of the units we manage.

Do I have to have good credit to rent?

We do not determine approval or denial by credit score number but rather by ensuring you can afford rent and any of your monthly expenses comfortably. Any Chapter 7 bankruptcy must have been discharged for at least a year and any Chapter 13 bankruptcy must show 12 months current payments.

You must be able to put utilities in your name so any related collections or judgments must be paid in full prior to application approval.

I’m approved, what is next?

Once your application is approved, you are eligible to sign a lease. All applicants must be available for the lease signing (this takes approximately 30 minutes). Full deposit and rent amount will be due at that time in the form of Money Order or Cashier’s Check.

Leases are signed on first come, first serve basis to qualified tenants. We are unable to hold properties. The only way to secure a property is to sign a lease and provide the security deposit and rent amount.

When is my rent due?

Rent is due on the 1st day of every month. Late fees start on the 2nd of the month.

How do I pay my Rent?

You can pay your rent easily online through your tenant portal! You can also set up your rent payment to be paid automatically every month so that you are never late! Other ways to pay your rent are: Check, Cashier’s Check, or at any 7-Eleven (with proper payment slip provided by us). If you are mailing a check, please be sure to give enough travel time to ensure that your check arrives prior to or on the due date. Our office records payments on the day they are received, NOT by the postmark date. If the 1st of the month arrives on a Sunday or Holiday, please make sure you plan accordingly to avoid late fees and have your payment arrive prior to that date.

What if I want to have a pet?

Some of our properties allow pets, some do not. If you have approval to have a pet, you will need to sign a separate PET AGREEMENT. This agreement will outline your responsibilities as a pet owner and also the fees associated with having a pet in one of our rentals. There will be a nonrefundable pet agreement fee and a monthly pet fee charged for as long as the pet resides with you.

Dog breeds that are not accepted are: Pit Bull, Doberman Pincher, Rottweiler

Can I move out early from my lease?

Your lease is a legal binding contract. Contact your Property Manager before giving your ‘Notice to Vacate’ to understand what all of your responsibilities are for breaking the lease. If you choose to break the lease, you are responsible for a re-let fee (penalty fee), your security deposit is forfeited, and you will be financially responsible to pay the monthly rent for the property for the duration of your lease agreement. If you turn over possession and we are able to re-rent the property, rent will stop being charged as soon as we are able to place the new tenant. Please keep in mind that along with still being financially responsible to pay rent, you are also still be responsible for utilities and the exterior maintenance of the property.

What happens if something in the house breaks or stops working properly?

Any damage to any part of the property must be reported immediately. This includes damage inside and outside the home, appliances, water heater, AC unit, furnace, garage door opener, holes in walls, etc. Please call the 24/7 maintenance hotline (will be provided at lease signing) to report any maintenance issues or log on to your tenant portal and submit an online report.

Can I install a satellite dish?

Possibly, please call the office to request permission. Permission must be granted from the owner. If tenant installs a satellite dish WITHOUT owner approval, tenant is liable for any damages.

Do I need renters insurance?

We highly recommend you do secure a renters insurance policy while you are leasing a home. The home owner’s insurance policy at the owner of the property has does not cover your personal items. In the event that any of your personal items that get damaged by a leak etc. the owner and Property Management Services would not be liable for replacement.

Can I paint the walls a different color?

In most properties, NO painting is allowed by tenants. There are a few properties that Owners will allow tenants to paint – please call the office to see if your property allows painting.

In order to get approval to paint, you must submit a request in writing the rooms you request to paint as well as provide a color sample. In the event that paint is spilled or paint ends up on things it shouldn’t (ceiling/trim/floor), tenant is responsible for damages and/or to correct the issue.

If any painting is done by tenant WITHOUT owner approval, tenant will responsible for the cost to repaint to original color.

Can Property Management Services or representatives enter the home when I am not there?

Yes, however we make every reasonable attempt to schedule an appointment with you if we need to enter the property. The reasons that entry might happen when you are not there is if there is a suspected emergency. A hang tag will be left on your door whenever this happens so that you are aware that someone has been in your home.

What if I lose my keys or am locked out of the property?

Please call the 24/7 maintenance hotline and we will come let you into the property.
